Orange County Market Update
As of the Spring of 2013, the Orange County real estate market continues to improve even though there is very limited supply. The real estate market is still dominated by distressed sales, both bank foreclosures and short sales. Mortgage rates continue to be at or near historic lows which has created a great demand for Orange County Homes and condos. The great demand coupled with fact that banks have been slow to process short sales and even slower to foreclose on Orange County properties has led to a very limited inventory of Orange County Homes for Sale. This low level of inventory is most concentrated at the lower price points as many first time buyers look to take advantage of the lower prices and historic low mortgage rates. While the low inventory is most apparent at the lower levels, limited inventory is a true issue at most levels of the Orange County Real Market.
Looking forward this limited supply should continue for the balance of 2013. Due to the limited supply there will continue to be multiple offers on properties priced corrrectly. At this point most Orange County homes listed in the local MLS are selling with the first two weeks on being on the market.
Orange County Real Estate Markets
Orange County, which is home to over 3 Million residents offers a varied and diverse real estate market. Orange County homes range from turn of the century Vintage homes in cities such as Anaheim, Fullerton and Santa Ana, to Orange County Condos developments throughout the county which are ideal for first time buyers, to beautiful Golf course community homes in such as Shady Canyon in Irvine, Coto De Caza and Dove Canyon in Rancho Santa Margarita, to incredible ocean view and ocean front estate homes in areas such as Newport Beach, Newport Coast and Laguna Beach. Geographically, Orange County can be divided into four separate areas, Coastal, South, Central and North Orange County.
Coastal Orange County stretches along the Pacific Ocean from Seal Beach and Huntington Beach in the north to San Clemente at the Southernmost tip of the County. Coastal Orange County offers the best of the Southern California life-style, with its ideal weather, incredible dining and shopping choices, and some of the finest homes in all the nation. All this and just minutes or steps to the Pacific Ocean. The homes along the coast range from the small beach cottages in most the beach cities, to great ocean view condos in Huntington Beach or San Clemente, to some of the finest Ocean view and Ocean front estate homes in Newport Beach, Newport Coast and Laguna Beach.
South Orange County is geographically the largest and is the newest of the four market areas, stretching from Irvine and Aliso Viejo at the north, San Clemente to the South and includes the cities of Coto de Caza, Rancho Santa Margarita and Ladera Ranch in the Eastern portion of the County. South Orange County is the newest of the four markets with the majority of the area being developed from the early 1990's to present day. Many of the cities within South Orange County have won national honors over the years, including Irvine being ranked as the one of the safest cities in America or Mission Viejo as one the best master planned developments in America. The area is well served by the freeway system as well as the Toll Roads, providing great access to the major employment hubs of Irvine, Newport Beach and Santa Ana. South Orange County homes include a wide variety of options, range from High Rise condos in Irvine, condo developments throughout the area ideal for first time home buyers, numerous executive home communities including Marina Hills in Laguna Niguel or Pacific Hills in Mission Viejo to gated golf course living in communities such as Coto de Caza or Shady Canyon in Irvine.
North Orange County stretches along the northern end of the county, from Buena Park and Fullerton on the Western border of the county to Yorba Linda and Anaheim Hills on the eastern border of the county. Anaheim which is Orange County's second largest city and most populated city stretches almost the entire length of the county by itself. The majority of the homes in North Orange County tend to fall into the age range of 1950's to 1970's when most of the area was developed as suburb of Los Angeles. There are also some homes which date back to the early 1900's as well as numerous newer communities primarily focused in the cities of Brea, Yorba Linda and Anaheim Hills. When compared to other areas in Orange County, North Orange County homes tend to offer larger lots, communities such as Old Sunny Hills in Fullerton and Peralta Hills in Anaheim Hills are great examples of this fact.
Central Orange County stretches across the county from west to east, with Seal Beach, Huntington Beach and Los Alamitos along the western border and Tustin, Villa Park and Orange on the eastern border. It also includes Santa Ana which is the center of Orange County, both geographically as well as being home to most Orange County Government offices. The real estate choices in Central Orange County may be the most diverse in the County. The majority of the area was developed in the 1960' and 1970's, yet it includes Santa Ana which offers many homes which were built in the early 1900's and areas such as Tustin which are still being developed today. Apart from the age diversity of Central Orange County, the area also offers a housing choices ranging from beach cottages and ocean view condos in Huntington Beach to large rambling estate homes in Villa Park and Orange Park Acres.
